In the 1960s, the Beensroaredder housing estate was built in the Bergedorf district. It is characterized by three- to four-storey residential buildings, two rows of terraced houses made up of flat-roofed bungalows and a parking garage located centrally in the district. After almost 60 years of use, the HANSA Baugenossenschaft eG, as the owner of the housing estate, is planning to further develop the existing buildings and to increase the density of the district with new buildings, which will replace the rows of terraced houses and the parking garage. The residential buildings are planned in resource-saving timber panel construction. The timber construction enables a very high degree of elementization and prefabrication, so that the components can be produced in the factory and assembled on site in a short construction time. Only low-maintenance materials are used in the outdoor area and for the facade. The high energy standard reduces energy consumption during operation, and the building technology effort is consistently reduced to a minimum. A wood-hybrid construction can save almost a quarter of kgCO2 equivalent in the manufacturing phase alone compared to a reinforced concrete construction. The savings potential can be further improved by making optimal use of all recycling potential.
